E.SUN Bank offers the "credit coupon mortgage", as long as the borrower makes payments on time during the loan period, and payments are successfully debited by the system, the borrower will enjoy lower interest rates starting from the third year.

FAQ

What is "Credit coupon mortgage"?

If you apply for "credit coupon mortgage" and "made payments normally" in the first 2 years, you will enjoy a discount on the fixed interest rate portion in year 3; if you made payments normally in the previous year, you will continue to enjoy the discount on interest rate in year 4 and after.

※ "Made payments normally" is defined as the borrower transferring funds into the designated account 1 day before the loan payment date, and the amount payable is successfully debited from the account in the morning of the designated payment date.

What are the advantages of "Credit coupon mortgage"?

At present, most mortgages offered by the Bank have a fixed or relatively low interest rate in the first one or two years, and the interest rate returns to the normal rate starting in year 2 or 3. Credit coupon mortgage is a mortgage product with decreasing interest rates, and customers will enjoy a decreasing interest rate over the loan period if they may payments on time.

Preferential interest rate

  • If the borrower makes normal payments in the first 2 years (24 months), then the interest rate will be lowered by 0.24% (0.01% × 24 months) in year 3
  • If the borrower makes normal payments in the previous year (12 months), then the interest rate will be lowered by 0.12% (0.01% × 12 months) in year 4

※ Interest may not be lowered to lower than the Bank's adjustable rate for consumer loans

Applicability

  • Customers who have reached the age of 18 and have a normal credit history
  • May be used for adjustable-rate mortgages, but not applicable to home equity line of credit, flexible repayment mortgage, and policy loans

Annual percentage rate

Loan amount: NT$2,000,000. Loan period: 20 years. Loan interest rate: From 1.95% p.a.for the first 2 years and starting in year 3: Starting at 3.15%~3.82% p.a.. Total fees: NT$6,000. Annual percentage rate : Starting at 3.18%~3.85%.

  • The annual percentage rate disclosed herein have been calculated using standard calculation templates provided by the competent authority. The actual terms of loan may differ based on each product, and the annual percentage rate may also differ among customers depending on the loan products and credit terms and conditions granted.
  • Annual percentage rate is not the same as loan interest rate.
  • The base date for calculating the annual percentage rate is the date that the Bank's adjustable rate for consumer loans was adjusted after the date this program became applicable. Contract signing

Step3 Contract signing

  • On the day when the contract is signed, the specialist will help the borrower go through the account opening procedures, which will be used as an account for future allocations and payments.
  • Existing mortgage customers in E.SUN can sign a contract online if they meet certain conditions to increase their original loan limit.

Receive funds

Step4 Receive funds

Before disbursing a mortgage, the bank will help the customer confirm whether the real estate is insured for residential fire and earthquake insurance. After the agent notifies the bank of the confirmed delivery time, a dedicated person will confirm the disbursement with the customer by phone on the day of disbursement.
